Q: What is fractional ownership?

Fractional ownership is permanently shared ownership of a vacation property for a set amount of time each year. Together, members of the Whitewater Village Resort Owners Association own the land and all the units, furniture, equipment, boats, docks and other amenities exclusive to this property. Shares can be kept forever, or sold or gifted to someone else.

Q: What will I own?

You will be one of up to 10 owners per cottage who, together, own the entire resort through a debt-free, not-for-profit corporation called the Whitewater Village Resort Owners Association. At Whitewater Village there are 34 planned residences with 10 owners in each, or 340 in total. As an owner of a five-week interval, you will receive one of the total of 340 shares which will own the entire project through the Whitewater Village Resort Owners Association.

Q: Can I buy more than one fraction?

Absolutely – you can buy up to seven fractions of a cottage if you wish. You would then also own 7 shares.

Q: Who owns the actual property?

The Whitewater Village Resort Owners Association and its shareholders will own all the resort land, buildings and their contents.

Q: For how long do I own my share?

Ownership will be in perpetuity.

Q: Can I sell my share?

Shares may be held for generations, in perpetuity, or may be sold, transferred or willed at the wish of the shareholder.

Q: Will my shareholding ever be diluted?

No. Only a fixed number of shares will ever be issued, and changes cannot be made except by a 95% vote of the shareholders.

Q: How are my five weeks of use per share chosen each year?

Whenever you occupy at Whitewater Village, you will do so in the particular Residence you reserve when you purchase your Interval. Ownership of a 5-week Interval allows use of the summer week you reserve at the time of purchase (and never changes), and one week in each of the fall, winter and spring seasons, plus an Additional week. Your four non-summer weeks are reserved by you annually in September for the following year. Your order of choice is determined at the time of purchase, and your interval rotates one place each year to provide each owner with the greatest flexibility. Each of the seasons, including Additional, is ten weeks in length.

Q: Are there world-wide exchange privileges?

By having ownership at Whitewater Village, you will also be affiliated with Resort Condominiums International (RCI), one of the world’s largest vacation exchange organizations. This gives you access to thousands of high quality affiliated resorts all over the world. You can exchange any of your weeks at Whitewater for a stay at the destination of your choice.

Q: What about housekeeping and maintenance?

There is a four-hour period each week between check-in time and check-out time during which each cottage is completely cleaned, linens changed, inventory checked, etc., so that your cottage will always be spotless and ready for you when you arrive. Grounds maintenance is continuous, and there is always a number to call if assistance is needed. Major repairs and maintenance are done twice a year, in spring and fall. During this time, the entire property is closed for “deep cleaning.”

Q: Is smoking permitted?

Absolutely no smoking is permitted in the cottages at any time.

Q: Are pets permitted?

The cottages are designated either “pet free” (no pets permitted) or “pet friendly” (pets permitted). This is strictly enforced as some owners may have pet allergies, and a pet in the building may endanger their health. When selecting your cottage, be sure to indicate your preference.

Q: Can I keep my boat at Whitewater Village?

You’re welcome to keep your boat moored at the marina during your weeks of occupancy. Owner privileges will also include the use of canoes and kayaks provided onsite. There is a public boat launch nearby as well.

Q: Is there a beach?

There is a wonderful, wide beach with fine sand across the lakefront of the property, and the lake has a hard-packed sand bottom, ideal for swimming.

Q: Are guests permitted?

Of course. This is your vacation home, after all, and we hope your family and friends will gather here with you. If, however, you wish to have friends or family stay when you are not there, management must be advised.

Q: Where is Whitewater Village located?
